By utilizing the
Construction Management / General Contractor project delivery method the
owner is able to maximize potential savings. Having the contractor
involved at the earliest stages of the project allows for budgeting to begin
early in the project and allows for changes in the project to be made during
conceptual design and design development phases. Making changes at
these early phases of the project is most cost effective. The owner
receives the benefit of cost-reducing changes, and spends far less
implementing the changes. As the Construction Manager (CM) / General
Contractor (GC), Eby brings a wealth of experience to your project.
We provide value to the
construction process in three distinct phases:
Preconstruction Services
An effective preconstruction process keeps the project
focused and on purpose. Our Preconstruction Services include scope and
budget management (cost models), value analysis, and constructability review
and scheduling. These combined with our other services are valuable in
assisting the team to develop a plan, and an approach to achieving that plan
within the agreed upon guidelines and expectations for cost, schedule, and
final project outcome.
Bid Packaging
As plans and specifications for portions of the project
are completed, bid packages will be prepared and bids will be solicited from
local subcontractors. Eby will prequalify subcontractors that are
bidding on critical scopes of work. Eby has qualified leadership as
well as tradesmen with the ability to self perform significant portions of
the work. Eby will bid on portions of the work as a subcontractor,
providing additional value to the owner.
Construction Services
Through our experience on similar projects, the team has
developed a process for the construction management system of project
delivery, which facilitates clear and timely communication between the
Owner, the CM and the Designer. Our system involved the use of
standard forms that are transmittable on paper or electronically. The
maximum benefits of construction management delivery are dependent upon the
ability of the entire team to do four things: meet regularly, make quick
decisions, communicate those decisions to affected parties, and implement
the decisions in a timely manner. By utilizing the system the
construction management team works together for the success of the project.
